Mr Nguyễn Văn Đính, Chairman of the Vietnam Real Estate Brokerage Association (VARS), notes that projects with transparent legal standing, developed by reputable developers, with assured construction progress and pricing strategies close to actual payment capacity will lead liquidity. Although the market is under pressure from interest rates and policy changes such as the new land price framework and the electronic real estate identification code, customers will still prioritise developers that guarantee progress and financial strength.

Driven not only by market demand, the eastern district continues to lead thanks to its urban planning orientation. In the polycentric structure of Ho Chi Minh City, the eastern district is designated the Innovation and Technology Pole — the city's nucleus and financial centre.

With its key transport network accelerating construction (Ring Road 2 closing, Võ Chí Công Road widening to 12 lanes, the Mỹ Thủy interchange, the An Phú interchange…), the area has outstanding inter-regional connectivity potential, attracting a high-quality population such as international specialists and management staff at the high-tech parks. Accelerating construction of the Ho Chi Minh City Administrative Centre and the International Financial Centre at Thủ Thiêm, both targeted for completion in 2028, further reinforces its position as the sub-regional nucleus leading the city's strategic infrastructure.
